LPF EVICTIONS, Corp. is your one-stop eviction service. With over 22 years of experience, we will prepare all the appropriate forms, file them with the courts & the Sheriff's Dept., and then follow your eviction through the legal process, always ensuring it progresses as efficient as possible. Afterwards, we can meet the sheriff at your property and assist with the tenant's. This means you can re-rent the property as soon as possible to keep your rental cash flowing. LPF EVICTIONS can handle all your evictions needs for just $300.00 plus court filing fees. Call today & get that non-paying tenant out!
Why utilize a non-attorney based company for your evictions?
In today's economy & rental market, statistically and traditionally, the reason for the majority of the evictions is due to the mere reason of tenants not paying their due rent. Consider the typical scenario: A contract lease was placed in effect in which stipulated that a described property was being rented for a said price and due on a specific date. Normally, the breach in this contract occurs when the tenants fail to pay the rent. At this point, an individual landlord or property manager can file the eviction personally. Based on the fact that the tenant is not going to dispute the eviction nor is he/she going to post any monies with the courts to dispute the eviction, the eviction process is then classified as an uncontested eviction. Therefore, if the eviction process is managed efficiently, it can be completed within three to five weeks. Of course, this may vary by specific cases.

If you hire an attorney, he will charge you "attorney fees" to manage your eviction. Traditionally, these fees, due to their positions and status, are more expensive. If the case becomes a contested eviction it behooves you, and we at LPF Evictions recommend that you in fact, seek legal counsel. But as mentioned earlier, the majority of the cases are uncontested; therefore it is unnecessary to acquire more expensive fees. LPF Evictions, Corp. is an independent, non-attorney, full-service evictions company. Our staff of seasoned and experienced professionals will ensure that the eviction process progresses in the most efficient manner, with the most economical fees.

Can landlords/property managers file their own evictions?
Sure, although this would mean that:
  • They will have to take time off from their already-busy schedules.
  • They will have to commute through the traffic to downtown courthouses.
  • They will have to locate, find, and pay for parking.
  • They will have to stand in congested and overcrowded lines.
  • They will have to purchase the appropriate forms.
  • They will have to figure out how to correctly fill out those forms.
  • They will have to deal with clerks at government positions.
  • They will have to file the actual eviction.
  • They will have to personally deal with the Sheriff’s Department.
  • They will have to attempt to get the forms served.
  • They will have to personally keep track of the progress.
  • They will have to revisit the courthouse (2 more times) and file additional paperwork.
  • They will have to ensure the judge signs the final court order.
  • They will have to contact the Sheriff’s Office to ensure the eviction is served.
  • They will have to contact and coordinate the actual eviction with the sheriff.
  • They will have to follow up and ensure the eviction takes place
Why deal with all this and more?
Get your eviction done quickly, efficiently, and have it handled by trained professionals who are very familiar with the process.
